This blog provides the answers to all the frequently asked questions about DHA Gujranwala, officially known as DHA Lahore Gujranwala Chapter.

Location

DHA Gujranwala is about 14 km towards Islamabad from Gujranwala City Centre, right after Rahwali Cantt’s Chenab gate. The project stretches from this gate to Ghakhar Mandi on GT road.

Entrance and size

DHA Gujranwala is an enormous project but as the map has not been released yet, it is too early to say anything about the entrance gate, how many gates and phases it will have, or how much area it spans. Only files for Phase I have been sold so far. Hence, potential investors will have to wait to get more information.

Plot dimensions

Currently, 10-marla and 1-kanal files and plot cuttings are up for grabs and new sizes are likely to be available in due time.

Affidavit files

The most important piece of information I have for you is this: currently, only files are being sold for this project and they are generally called ‘affidavit files’ as they belong to the landowners DHA has acquired land from. These files are then sold to investors of the society. DHA charges a PKR 6,500 transfer fee for each file and it takes 3 to 7 days to receive an intimation letter.

Requirements for file transfer

For the transfer of these files, one needs 2 passport-sized photographs and a copy of the identification card. The physical presence of the buyer is not essential.

Allocation letter

DHA usually issues the allocation letter 45 days after the issuance of the intimation letter. During this step, the buyer is required to be physically present as a thumb impression is needed and a picture is taken. The buyer must pay a membership fee of PKR 22,800 for 10-marla and 1-kanal plots.

It is not mandatory to collect the allocation letter exactly 45 days after the intimation letter and the buyer can collect it at their convenience. However, to collect the allocation letter, the original ID card and the original intimation letter are needed. It is advisable to call the DHA Gujranwala office before dropping by to make sure the allocation letter is ready.

Balloting and map details

While no balloting date has been confirmed for DHA Gujranwala, rumors floating around point towards 2016. However, investors must wait and see.

As mentioned earlier, DHA has not released a map of the society yet. Therefore, nothing concrete can be said about how much land has been acquired or what DHA Gujranwala will ultimately look like.

Development

The groundbreaking ceremony has not taken place yet and development work has not commenced. There is no information regarding such events right now. The developer’s office is located in a rented building in Gujranwala Cantt’s Phase II, and a few signboards on GT Road point towards the project.

Development charges

The current prices for DHA Gujranwala do not include development charges and many buyers are unaware of this. Like other DHA projects, once development begins, owners will have to cough up these charges, which can be paid in instalments. According to the precedents set by DHA in other cities, these charges will probably be around PKR 50,000 per marla.

Payment plan

As these files are landowner files, they can be paid for via cash only and exclude development charges. Normally, for the transfer process, the buyer is required to pay token money and the respective transfer fee at first. After the verification of the intimation letter issued by DHA, the investor pays the remaining amount.

DHA Gujranwala has officially launched 10-marla plot files for PKR 1,850,000 and 1-kanal plot files for PKR 2,850,000. Although the developer has not officially provided an instalment plan, private investors and brokers often set instalment plans for respective files on their own. Availing such offers is not recommended at all.

How good is DHA Gujranwala for investment?

The question I am most frequently asked if whether this project prove to be a lucrative investment or not. My answer is that you are not buying a lottery ticket. I feel that DHA projects all over Pakistan are a win-win situation, but it takes time for the investment to mature/zameen.
